New and improved road to San Felipe

The government is currently widening and improving the road to San Felipe. When the road is completed we are expecting a major increase in tourism to our sleepy port. Here is a link to some great info regarding the road work:

Don’t Do Auctions

Don’t do house auctions unless you know what you are getting into. Auctions are usually homes that were foreclosure, abandon homes. So, if you attend an auction and bid and win, know what you get the home as is. The home could be trashed or have bad electrical problems or bad plumbing. Or a bad roof. There could be many problems that you cannot not even see. Like termites. So, if you into taking risks than go for it.

If you are not into taking risks, then avoid these money pits. Its a waste of money. No matter how beautiful the home looks, you will definitely have to spend money after winning the bid. The best way to buy a home  is to work with a Real Estate agent. Ask them for advice about home auctions. And they will give you great advice.

Amenities

Building or buying your dream home can be a trying decision, especially if you are looking for certain amenities. What are your desires? Do you want walk-in closets or maybe a boutique style closet. Or maybe you have a beloved pet and need amenities for them. Whatever is on your list, make sure you voice them early on in your search. These are important.

Just make sure you have the budget for such desires. Amenities can be very expensive, because they are extravagant for the contractor. Here is a few to give you an idea of how far out some people get with amenities. How about a doggy swimming pool or a kitty indoor playground or a $1 million dollar aquarium? Many people go crazy but they can because its their living space.

Searching for a home is an important decision in your life. There are many details you need to consider before making an offer on your future home. Where do you want to live? Who will you  work with? There are many Realtor’s to choose from, depends on the town or city you decide to live in. Shop around, check out the Realtor’s website and listings of homes. If you find a home you like or a few, call the Realtor up and make an appointment. The best way to figure out what you want and whom you want to work with is by researching and checking out the listings. Doing your homework, you will make a better choice at the end and find the best home for you and your family.

Aways use a Registered Realtor

Buying a home is an important decision in your life, either you are planning to live in it with your family or it’s an investment for your future. So, when you are shopping for a Realtor, make sure he/she has all their credentials, like they are registered with the state or country, and they have their license. A Realtor that is registered will then have all the legal documents needed, when you make your offer on the house of your dreams.

It can be a tragedy if the Realtor does not have all the correct paperwork. You could get scammed or lose everything you worked so hard to do. Another way to shop for a Realtor is to ask your friends, family, colleagues who they would recommend. Or check for Realtor  through the different Realtor Associations. The associations sometimes offer lists to the public. Just do your homework and research.

What is a green home? A green home means you are conscious of how your home is built. You want your home built with natural products. Or you want everything inside your home to be environmentally friendly.

Like, you could build solar panels on your roof, so natural light comes into the home, naturally warming the house. Or how about all natural wood as your flooring’s or natural stone and run pipes under your flooring’s to keep your feet warm. You could have a recycling system for your water supply to save on water. Only have recyclable furniture. Paint your home with natural paint, no added chemcicals.

There are so many ways to keep your home green and friendly to the environment. Green is smart and keeps our Earth thriving. Starting with your home is the first thing you can do for humanity. Any construction companies will work with you to fulfill your dream.

Smart homes are thing of the future. Everyone these days are getting high-tech, even in the home. Don’t you ever leave home and start to think, “did I leave on the stove?”, or “are the kids really doing their homework?”.  The Smart Home is connected to everything in the home, so all you need to do is go online and see the things you forgot to turn off or what what you would like to turn on. Soon it’s tax refund time, if not right now. Are you thinking of using your tax refund on a down payment of your new home? If so, make sure you have thought about your home budget. The American economy has been a little iffy for some time now. First -Timers Home Credit

First time buyers of a new home can get more on their tax refund if they qualify. How do you qualify for new home home credit? There are obvious reasons like you are in the military or work for the government. But what if you are not in those categories? First this has to be a home you are residing in, it cannot be used for anything else, to receive the tax credit.

If for any reason you are not using the first time home then you will have to pay back to the IRS the tax credit in the coming years. However as long as your first time new home you reside in through at least the first 3 years, then that first time new home credit does not need to ever be paid back only if you sell the house or buy another house to live in within the first 3 years.

Deductions

There are many tax advantages when owning a home. Some of the deductions are like if you paid your interest on  your mortgage as well as each mortgage payment. Or another great deduction is on the mortgage loan origination fee and percentage on the loan balance. If the buyer has any closing fees when they bought their home, they are allowed to deduct the fees on their expenses of their tax return. But the buyer cannot deduct as closing costs. The only time you can count closing costs as a deduction on your tax return is if you pay in advance the interest on the mortgage loan.

Their also, limits on deductions on your home,  if you make too much money. So, when you own a home, probably best to have your taxes done by a professional just in case you don’t know of any changes that might have occurred during the past year in real estate taxes.
